Interwar cottages and recent townhouses share most streets in Regents Park, and the two bring us completely different faults. The older homes have retrofit and fixing problems. The newer builds have motor and control problems.
We cover Regents Park in the 2143 postcode, either side of the rail junction, and out to Berala, Birrong, Sefton, Yagoona and the Chullora side.
Older stock here has soft brickwork and window openings that have shifted, while the townhouses tend to have compact motorised units that were installed to a build budget. Knowing which of the two you are dealing with usually tells us what the fault will be before we arrive.
Regents Park is a rail junction and plenty of homes here are close enough to the line that noise is simply part of the day. Shutters cut a surprising amount of it, but only when they close fully and seal at the bottom rail. If yours has started stopping short of the sill, the noise creeping back in is usually the first thing people notice, well before the shutter gives any other sign that something is wrong. It is worth checking the bottom seal too, because a perished seal lets noise and draught straight back in even when the curtain is closing all the way.
